Below is a guideline of the duties we perform and fees to help you with your rental property:

  • ·         Tenant Placement Only1 Month’s Rent -- This is where we find a tenant for you!

We handle processing all applications. We have a program that checks the Applicant’s Tenant history and their background, also verifies their income to make sure at the time of application that Tenant can afford unit.  We advertise the property in local papers, GAMLS, and on our website. We have lease signed, do move-in inspection, collect deposits and rent for move-in. Then we hand the file over to you to manage property and Tenant.

  • ·   Tenant Placement and Management  -- 1 Month’s Rent plus a small monthy fee

 We find the tenant for you and we collect the monthly rent for you, and handle all communication, maintenance calls per contracts. If there becomes an issue with the tenant paying we will handle late letters, phone calls, door knocking and the eviction process. We handle going to court for you for an additional fee, plus cost of filing fees in the County the property is located, (to be paid prior to filing).  If eviction is filed and the tenants have to be physically removed from the property, for an additional setout fees, we have a crew that handles this too fro your convenince. The Sheriff’s Department requires four (4)to six (6) men for this process. They have to remove any items left by the tenant and place at the roadside for a 24 hour period. After the required period, the crew will return and haul off any items left at the roadside and the door locks will be re-keyed or changed for an additional fee, and materials costs. 

We have Contracters that can do repairs as needed, turnkeys,  and  maintenance for a fee agreed on beforehand per  signed contract.  Any major maintenance for example: septic tank pumping,  heating and air conditioning,  electrical,  will be approved beforehand in writingor email from Onwer/s by the agreed amount with Owner.

*If you have your own maintenance crew, we will be more than happy to use them too.

  • ·   Owner Payments

On the 15th of each month, we either mail or deposit  your monthly rent.  Each month we provide you  with a statement showing rent received, management fees, receipts and any other monies paid out for the property.

*We also send you 1099 form each year to help you with your taxes.
